What do you need to get a Quote?

As custom home builders and renovators, we field countless inquiries about the building process each day. One of the most frequent questions we encounter is, “What’s your square meter rate?” The answer to that isn’t as straightforward as you might think – simply put, we don’t have one.

So why not?

The truth is, when it comes to crafting high-quality custom projects, a fixed rate simply doesn’t suffice. Every project is unique, with its own set of conditions and client preferences. While a square meter rate can serve as a starting point for budgeting, a comprehensive understanding of the project is crucial to provide an accurate quote.

At Proj13ct, we prioritize transparency and precision, which is why we charge for quotes. Crafting an accurate quote demands meticulous attention to detail, a process that requires both time and resources. Without charging a fee, it wouldn’t be feasible for us to invest the necessary effort into preparing meaningful quotes.

In this blog post, we aim to shed light on the essential documents needed to generate an accurate quote for your project.

Architectural and Interior Design Plans/Draftsperson Plans

To provide an accurate cost estimate, we require comprehensive architectural and interior design plans. These plans should encompass every aspect of your design, both internally and externally. It’s crucial to finalize these plans before construction commences, as any subsequent changes may result in additional costs.

For us to prepare a quote, we need architectural plans, detailed interior design plans (including joinery and finish specifics), landscape plans, interior and exterior finishing schedules, as well as window and door schedules. These documents are typically provided by your architect, interior designer, or other members of your design team.

If you have plans from a draftsperson that lack interior design details, our interior designer, Keely, offers a service where she can collaborate with clients to establish interior specifications, create drawings, renderings, and assist with fixture selections. This ensures we can provide an accurate quote prior to construction.

Technical Specifications

In addition to design plans, we require technical specifications detailing all aspects necessary for construction. This includes building specifications, hydraulic engineering plans, structural engineering plans, and a diagram of the home’s sewer system. These specifications enable us to assess the scope of your project accurately and estimate labour and material costs accordingly.

Site Surveys and Reports

Before construction can commence, thorough site surveys are essential to assess the feasibility of construction and identify any potential obstacles. These surveys include survey plans, geotechnical engineering reports, BASIX and Nathers energy reports, and, if applicable, a Bushfire Attack Level (BAL) report.

At Proj13ct, we provide a prime cost and provisional sum schedule to account for items and processes that cannot be determined during the quoting stage. Additionally, having obtained development consent can expedite the process.

What Happens Next?

Provided with accurate and detailed documentation, we can furnish you with a precise building quote. For a typical home building project, you can expect a turnaround time of around four weeks. In cases where certain documents are missing, we may only be able to provide an estimate, which can be accomplished within a few days.

The Importance of Getting Your Design Right: A Crucial Step in Renovation or New Build Projects

Embarking on a renovation or new build project is an exciting journey, filled with endless possibilities and the promise of creating spaces that truly reflect your vision and lifestyle. However, amidst the enthusiasm, there’s a crucial step that often determines the success of the entire endeavor: getting the design right from the very beginning.

At Proj13ct, we understand the significance of this initial phase. Our approach begins with a comprehensive consultation process aimed at understanding our clients’ needs, wants, and desires for their project. We believe that effective communication is the cornerstone of a successful design, which is why we prioritize listening to our clients’ ideas, preferences, and goals.

During our initial meetings, we delve into every aspect of the project, from functional requirements to aesthetic preferences. Whether it’s a kitchen renovation, a bathroom remodel, or a new build from the ground up, we take the time to gather all the necessary information to ensure that the design aligns perfectly with our clients’ vision.

One of the key considerations in any project is budget. We understand that financial constraints can significantly impact design decisions, which is why we discuss budget guidelines early in the process. By establishing clear budget parameters, we can tailor our design proposals to meet our clients’ financial expectations without compromising on quality or creativity.

Once we have a thorough understanding of our clients’ needs and budget, we present floor plan suggestions that embody their vision. These initial concepts serve as a starting point for further refinement and iteration, allowing us to fine-tune the design until it meets our clients’ expectations.

At Proj13ct, we recognize the importance of precision and accuracy in the design process. That’s why we encourage our clients to take the proposed floor plans to a draftsperson for detailed drawings and engineering specifications. These technical documents form the foundation of the project and provide a clear roadmap for construction.

At Proj13ct, we’ve identified a clear gap in the market where clients are enlisting drafts people first and then spending thousands of dollars on revisions to get the design right. We believe that this approach is not only inefficient but also unnecessarily expensive. That’s why we’re committed to empowering our clients to go to a draftsperson with confidence, armed with designs that they are happy with and that accurately reflect their vision.

Our 3D rendering services allow clients to visualize their design in stunning detail, complete with fixtures, fittings, and realistic finishes. This immersive experience enables our clients to make informed decisions about their project, ensuring that they are confident in their design choices from the outset. By providing this level of clarity and certainty, we eliminate the need for costly revisions and extra expenses down the line.

With detailed drawings in hand, we can provide our clients with precise and accurate quotes for the project. By aligning our pricing with the finalized design, we ensure transparency and avoid any surprises or hidden costs down the line.

Getting the design right is an essential step in any renovation or new build project. By taking the time to understand our clients’ needs, establish clear budget guidelines, and develop comprehensive floor plan suggestions, we set the stage for a successful outcome. At Proj13ct, we’re committed to delivering designs that not only meet but exceed our clients’ expectations, turning their vision into reality, one meticulous detail at a time.
